Masterplanning

We enjoy being of service in the longer term planning of land use and facilities.

MIXED USE DEVELOPMENT:

Examples;

  • Castlelands Village, Mallow . Following representations, the Planning Authority zoned a 22 hectare landholding for “mixed use development” subject to a Master Plan. Before any development could commence, the Masterplan had to be submitted and agreed with the Planning Authority. This was achieved and the Landholding is c.50% built out now to the approved Masterplan.
  • Kilcreene Village, Kilkenny : Following Representations over a two year period, mixed use zoning has been achieved on a c. 13 hectare landholding. The Development will be subject to Agreement for Masterplan. This current project includes the development of a Linear Public Park along the Breagagh River involving our Landscape Architect and significant Roads/Traffic Engineering issues in relation to the planned Inner Relief Road.
  • Leggetsrath/Carlow Road Roundabout Lands, Kilkenny : We have recently achieved a “mixed use” zoning on a site where we acted for several owners in a concerted Submission to the Planning Authority. This frees up the development potential of the subject lands to an approved Masterplan.

CAMPUS PLANNING:

HEALTHCARE:

Examples;

  • St. Luke’s General Hospital Campus, Kilkenny; James O’Donoghue worked for an 18 month period (in a former employment) on the Protective Development Control Plan with Stephenson Associates/Llewellyn Davies Weeks. This Plan has been steadily implemented over the last two decades.
  • St. Canices Hospital, Kilkenny; Peter Bluett has provided ongoing architectural assistance to the HSE in relation to the phased upgrading works to a masterplan at St. Canices Hospital.
  • Gorey District Hospital; We formulated the Development Control Plan for Gorey District Hospital, Co. Wexford.

RETAIL BUSINESS PARKS:

Examples;

  • Callan and District Industrial Development Association; Development of a Business Park at the edge of Callan to a Masterplan.
  • Archerstown , Thurles; SFADCo: Bluett & O'Donoghue Architects act for the Arlo Group who acquired the former Beiersdorf facility. We are currently working on a Masterplan for the undeveloped part of the plot.
  • Stradavoher Retail/Business Park : Bluett & O'Donoghue Architects acted for SFADCo in a number of redevelopments over the past two decades; the facilities for GMX/ Moulinex, Tipperary Candy, Jobst, etc. The entire property was acquired by private investors and Bluett & O'Donoghue Architects acted in relation to follow-up masterplanning and planning applications.
  • Toomevara Agri Business Park : This 12 hectare site is currently at planning stage with a specific industry leader.

INDUSTRIAL:

Examples;

  • DIAGEO; Working with the in-house Engineering section, we participated in the Masterplanning for the (former) MacArdle Moore Complex in Dundalk and the (former) Smithwicks Brewery in Kilkenny in a range of longer term projects over the last two decades.
  • Carey Glass , Nenagh, Co. Tipperary; This glass processing plant has expanded significantly over the past 15 years. We provided long term Masterplanning assistance to the Company. We recently acted in relation to two significant successful planning applications and we are currently carrying out a significant upgrade to the Plant.
